Capturing Student Accommodation During Vacant Windows

Preparing major university accommodation for multi-million-pound capital refurbishments requires precise spatial planning before contractors begin work. Commissioned by the University of Edinburgh Estates Department, Zeus 360 conducted comprehensive 3D spatial surveys across three key student residence complexes: Riego Street, Sciennes, and Warrender Park Crescent. To eliminate the logistical challenge of surveying occupied, lived-in student flats during term time, scanning was strategically executed during a vacant access window. Capturing these residence blocks while empty provided the Estates team and project consultants with a clean, permanent digital baseline of every flat, room, and circulation space prior to upcoming summer construction.

High-Precision LiDAR and Complete Outdoor Building Capture

Utilizing the Matterport Pro3 camera, equipped with high-accuracy LiDAR sensors, Zeus 360 captured both interior spaces and full exterior site context in extreme high resolution. Unlike standard indoor-only hardware, the Pro3’s LiDAR system enabled seamless outdoor capture under direct sunlight. This proved especially impactful at Warrender Park Crescent, where the survey captured not only the internal flat layouts but also the entire building facade, car park, and surrounding external grounds within a unified 3D spatial model. The resulting scans deliver complete as-built scans for construction teams, giving surveyors a dimensional record of structural elements and building envelopes.

Empowering Architects, BIM Consultants, and Off-Site Bidding

By providing a millimeter-accurate digital twin, this education virtual tour deployment serves as a powerful planning asset for external consultants. Architects, MEP engineers, and quantity surveyors can virtually walk through all three sites from any location, verifying dimensions, ceiling heights, and utility entry points without scheduling intrusive site revisits. The spatial data integrates seamlessly into design workflows, offering essential Matterport scans for architects and providing the baseline spatial geometry required for Matterport scans for BIM modelling. External contractors can accurately price tenders and plan logistics off-site, accelerating pre-construction timelines while ensuring zero disruption to university operations.
